An EC can generally be obtained through the relevant sub-registrar's office or the state's online registration portal, where online services are available.

Depending on the state, you may need details such as the property's survey number, plot number, registration details, property description, and the period for which the EC is required.

A registered mortgage or charge may appear in the EC if it has been recorded in the relevant registration records. Buyers should also obtain appropriate loan-closure or release documents where applicable.

How many years of EC should I obtain?

The appropriate period depends on the property's history, transaction requirements, lender requirements, and legal advice. For older properties, a longer period may be appropriate to review the ownership and transaction history.
